Rental conditions

RENTAL TERMS                       


Lilla Huset i Småland, Susanne Pilarp, Hörda 54, SE-34152 Lagan is only a contract intermediary between the lessor and the lessee. The responsibility is limited to the mediation work. You must be 18 years of age or older to make a reservation.


Before you arrive, you will receive information on how to collect the keys. Arrival may take place no earlier than 16.00 on the day of arrival and departure may take place no later than 10.00 on the day of departure.

3.1. Use of the holiday home

The holiday home may only be used for holidays unless otherwise agreed with us. If we or the lessor suspect that acts are being committed that are against the applicable law, our guidelines, public order or decency, we and/or the lessor have the right to gain access to the holiday home. If the suspicion is confirmed, we have the right to terminate the agreement and reject the person(s) in question from the holiday home with immediate effect and without refund of the rent.

3.2. Deposit

Often the home owner requests a security deposit upon arrival. The amount may vary and is stated in the rental contract. The deposit is refunded provided the cottage is left clean and without damage. We require you to have your own liability home insurance which includes legal protection.

3.3. Cleaning

A thorough cleaning must be done before departure. If this is not done, we will be forced to charge a cleaning fee. A minimum amount of SEK 1,500 applies here. Some holiday homes offer the option to buy for final cleaning and some require mandatory cleaning. The cost of this is paid directly to the lessor upon arrival. Ask when booking if you wish to book cleaning.

3.4. Consumption

Normal consumption of electricity and water is included unless it is specified that it is not included.

3.5. Number of guests

The holiday home may only be occupied by a maximum of the number of people (including children of all ages) that was stated at the time of booking and that is stated in the rental contract. If more than the maximum number of people live in the holiday home or if you have pitched a tent or parked caravans on the plot, we and/or the lessor have the right to ask the extra people to leave the holiday home without warning. If the request is not heeded, we have the right to terminate the agreement and all occupants are obliged to leave the holiday home without refund.

3.6. The holiday home's standard and equipment

A holiday home is often simpler than your regular home. The furniture may be outdated. The beds can be of the simpler kind, so if it is important - ask when booking what type of beds it is. The kitchen is only equipped for normal daily use. Crockery and cutlery are not always of the same variety. Wardrobes and storage facilities may be few or non-existent. Access to water may be limited. It may happen that the bedrooms do not have doors. It can be a curtain or no doors at all. Mattresses, blankets and pillows are available in the holiday home. Sheets and towels must be brought if the description does not state that they can be rented or that they are included.

3.7. Pets and allergies

If it says in the cabin description "Pets welcome", it means that 1 pet is allowed. If you wish to bring more than one pet, this may only be done with the permission of the lessor. Smoking is not permitted and the cabins are not allergy-proofed.

3.8. Internet

Internet can be provided in the holiday home if it is described in the cottage description. Access is subject to availability and network conditions and cannot be guaranteed. Internet access must be used in accordance with relevant laws.

3.9. Boats

If a boat is included in the rental, you are responsible for the boat being used correctly. Before using a boat, you need to familiarize yourself with the applicable laws and regulations in the area and follow them and any other instructions given by us or the lessor. Neither we nor the home owner can be held responsible for accidents, damage or personal injury in connection with the use of a boat.

3.10. Charging of electric vehicles

Charging of electric vehicles is only permitted if the holiday home is equipped with a charging station, as charging from a standard outlet can cause overheating, damage to the electrical installations and potential fire.

3.11. Distance

All distance information is estimated and therefore not exact.


Booking of rental objects is binding at the time the partial payment has been paid. 


We send you a rental contract via e-mail when you book your accommodation with us. The lease contains payment information.

4.3. Prices

Our prices are stated in SEK and exclude cancellation protection. 


For bookings made more than 42 days before the start of the rental period applies to the following:

a) The partial payment of 25 % of the total rental amount is paid no later than 10 days after you have received the booking confirmation and the rental contract.

b) The final payment of 75% of the total rental amount must be available to us no later than 6 weeks before arrival.


For bookings made less than 42 days before the start of the rental period applies to the following:

The total rental amount needs to be paid immediately and must reach us no later than 1 day after the booking has been made.

4.6. Late payment

Please pay on time, otherwise we have the right to cancel the contract. For all payments, state the object number and your name.

4.7. Foreign payments

We ask you to make a free transfer. All extra costs arising from a foreign payment are paid by you. 


In case of cancellation at any time, no refund will be made.


During the rental period, the tenant is responsible for all damages and losses to the rental object that he has caused. The tenant must make sure on arrival that the house is in good condition and otherwise immediately upon arrival make a written complaint to the lessor with a copy to Lilla Huset in Småland.

7.1 Condition of the house

Lilla Huset in Småland is responsible for the accuracy of the information on the website. Any compensation claims relating to the condition of the house or fixtures in the holiday home (e.g. poor cleaning, defective electrical appliances, etc.) can only be made directly to the lessor.

7.2 Claims for compensation

All compensation claims must be reported no later than 2 months. after the end of the rental period. Lilla Huset i Småland is not responsible for indirect damages and losses and the maximum liability for damages is limited to the paid rental amount.


In the event of circumstances, which could not be foreseen at the time of the conclusion of the agreement, threaten or prevent the rental period as a result of force majeure (e.g. extraordinary weather conditions, lockout, unrest, war, environmental pollution, epidemics and pandemics and closed borders), Lilla Huset or the lessor is held liable or liable for compensation.


We have provided the information on our website as accurately as possible. As the holiday homes are privately owned, the information given can be changed. We are not responsible for such changes.

By making a booking and sending us your personal data, you agree that we use the data in the ways specified in our privacy policy. This includes sharing your personal data with the lessor for the purpose of completing the booking.
